HUD Radon Testing
HUD's Office of Multifamily Housing requires radon testing for most FHA-insured multifamily mortgages. This includes testing 100% of ground floor units and 10% of upper floor units in all buildings included in the project. HUD’s policy requires that the radon measurement be performed by a radon professional that is both NRPP certified, and state licensed where applicable. Radon testing must follow specific protocols for multifamily buildings (ANSI-AARST MAMF-2017).
Freddie Mac & Fannie Mae Radon Testing
The Federal Housing Finance Agency (FHFA) introduced new regulations regarding radon standards for Fannie Mae and Freddie Mac's multifamily properties. Beginning on July 1, 2023, all Enterprise-backed multifamily properties, regardless of their location, will be obligated to conduct radon testing on a minimum of 25% of ground floor units. This marks a significant change as previously Fannie Mae had no radon testing requirements, while Freddie Mac mandated testing on a minimum of 10% of units situated on the lowest habitable floor.
