There are significant differences between the various state and federal radon testing policies. Whether it is HUD (Department of Housing and Urban Development), Freddie Mac, 232 Lean, or Florida’s mandatory testing, Radon Testing Services will complete the project in accordance with applicable laws and regulations.
Multifamily Radon Testing

HUD Radon Testing
HUD's Office of Multifamily Housing requires radon testing for most FHA-insured multifamily mortgages. This includes testing 100% of ground floor units and 10% of upper floor units in all buildings included in the project. HUD’s policy requires that the radon measurement be performed by a radon professional that is both NRPP certified, and state licensed where applicable. Radon testing must follow specific protocols for multifamily buildings (ANSI-AARST MAMF-2017).
Freddie Mac & Fannie Mae Radon Testing
In January 2023 the Federal Housing Finance Agency (FHFA) announced changes to the Fannie Mae and Freddie Mac's multifamily radon standards. Beginning on 1 July 2023 all Enterprise-backed multifamily properties, regardless of where they are located, will require a minimum of 25% of ground floor units be tested for radon. Previously Fannie Mae had no radon testing requirements and Freddie Mac required a minimum of 10% of units on the lowest habitable floor.
