Multifamily, HUD & FHFA Radon Testing
There are significant differences between the various state and federal radon testing policies. Whether it is HUD (Department of Housing and Urban Development), Freddie Mac, 232 Lean, or Florida’s mandatory testing, Radon Testing Services will complete the project in accordance with applicable laws and regulations.
Multifamily Radon Testing
With thirteen years of experience in the radon measurement business, we are no stranger to the challenges associated with large multi-family projects. We strive to inconvenience the residents as little as possible while implementing the proper testing strategy.
HUD Radon Testing
HUD's Office of Multifamily Housing requires radon testing for most FHA-insured multifamily mortgages. HUD’s policy requires that the radon measurement be performed by a radon professional that is both NRPP certified, and state licensed where applicable. Radon testing must follow specific protocols for multifamily buildings (ANSI-AARST MAMF-2017). This includes testing 100% of ground floor units and 10% of upper floor units in all buildings included in the project.
Freddie Mac & Fannie Mae Radon Testing
The Federal Housing Finance Agency (FHFA) is currently revising its radon polices to strengthen the multifamily radon policies applied by Fannie Mae and Freddie Mac. Currently, the Fannie Mae has no radon testing requirements and Freddie Mac requires a minimum of 10% of units on the lowest habitable floor. The new Fannie Mae and Freddie Mac radon test requirements are expected to require 100% of apartments on the lowest habitable floor and also 10% of apartments on each upper floor.
